What is a VvE? A VvE is an association of all owners of an apartment complex, and is responsible for the maintenance of common areas and the building itself. 

When do I become a member of a VvE? Upon purchasing an apartment, you automatically become a member of the VvE, and this membership cannot be cancelled. 

Does a VvE have to register with the Chamber of Commerce? Yes, since July 1, 2008, all VvEs have been legally required to register with the Chamber of Commerce. 

Financial Questions Why do I pay a monthly contribution? The monthly contribution (VvE contribution) is mandatory and serves to cover common costs, such as the maintenance of common areas and the building up of a reserve fund. Do I get my share of the reserve fund back upon moving? No, it is not possible to get money back from the reserve fund when leaving the home. Management and Maintenance 

What is a dormant VvE? This is a non-active Owners' Association (VvE), and it can have adverse consequences for the building if the VvE is 'dormant'. 

What is a deed of division? This is the document in which the ownership relationships and the rights and obligations within the apartment complex are recorded. 

Is a VvE manager mandatory? It is not mandatory to engage a manager, but many owners outsource management due to the complexity and changing legislation. The obligation rests on the common parts of the building (roof, elevators, facades, stairwell, etc.). Every owner is obliged to contribute to the costs arising from these obligations. Residents of apartments have the right to vote on important decisions within the VvE. At the same time, they also have obligations, such as paying the VvE contributions and complying with the internal regulations. 

Meetings and Participation How often are meetings held? A general meeting of members is held at least once a year, which is the highest body of the association. 

What is my role in the meeting? As an owner, you have a say and can make suggestions, but decisions are made by the majority of the members.
